The historic HafenCity in the Elbbrücken Innovation Quarter is the home port for the newest addition to the Edge property portfolio. We are not quite ready to welcome tenants yet, but the property development is quickly taking shape. Prominently located on the impressive Amerigo-Vespucci-Platz and adjacent to the Baakenhafen basin, our 16-floor office building is an outstanding addition to the area. EDGE HafenCity is developed with the most sustainable, premium use of materials and processes. This planet-positive building will offer our professional community more than just a workplace; it will also be a place to meet and connect with a roof terrace that boasts spectacular views, a restaurant for healthy and delicious lunches, and a playground to encourage physical exercise. Its seven-floor structure is the base for a nine-floor tower to overlook the area. The building will be energy-efficient and healthy and has already received a Platinum WELL Core pre-certification. Upon completion, the building will likely be awarded a platinum HafenCity Ecolabel.
Hamburg is the spot for innovation
EDGE HafenCity is not our first German site; we’ve already successfully opened EDGE Grand Central in Berlin. We have a thriving community working there, taking up office spaces, using the communal working spaces and meeting rooms, validating our step to opening a second Edge Workspaces in Germany. The development in Hamburg is coming together; our topping-out ceremony in May was a – pun intended – highlight, the first of many to come.
EDGE HafenCity takes inspiration from the history of HafenCity to create something new in the Elbbrücken Innovation Quarter. Designed by HENN architects using innovative, landmark architecture, the smart office building will offer around 22,500 square metres of state-of-the-art flexible office space. Architecturally, EDGE HafenCity Hamburg’s most striking exterior features are its cantilevered tower and the arcades that extend the project to the square. Inside, the building focuses on a generous sense of space with communicative and inspiring shared spaces, such as an open, light-flooded atrium accentuated by an inviting, health-promoting curved staircase, attractively designed gastronomy areas, a green outdoor terrace and three large roof terraces offering a panoramic view of the Hanse city.
The Second Smart Edge Building in Germany
EDGE HafenCity is not our first German site; we are fully operational in Berlin at EDGE Grand Central. This location has a thriving community with companies like Accilium, DES, Autobahn and Vention are part of our lively community. Every EDGE is a SMART-operated building that allows users to fine-tune the settings to their comfort regarding lighting, air quality and temperature. Everything and everyone in the building is anonymously connected using a wired or wireless approach. With the smart building app, brightness, temperature, sun protection, and numerous other settings can also be individually controlled to optimise and personalise the workplace. The aim is to maintain efforts to reduce operational carbon emissions to eventually reach zero operational carbon emissions over the lifetime of the building. Another way to achieve this goal is by using renewable energy, photovoltaic panels and industrial waste heat via the district heating. Furthermore, the building will offer excellent connectivity to the public transport system, encouraging the utilisation of public or eco-friendly modes of transportation – further facilitated by a limited number of car parking spaces and a spacious and attractive indoor area dedicated to bicycle parking.

The development stages are coming together, and we can welcome our community of tenants and members in early 2024.
